Project Outline

The development consisted of the erection of a new shell for the fit out of a new drive thru coffee retail unit for Starbucks.  The development is located to the south of Fulton Road, which is situated to the west of Dundee.  Access to Fulton Road is gained via Myrekirk Road (east of site) via the roundabout from Kingsway West (A90) (south east of site).  The site is surrounded to the north by various commercial and industrial premises that are all accessed from the busy Kingsway West that passes south of site. To the west lies an area of vacant land earmarked for future development with the NCR industrial facility located beyond.  The site was chosen due to its strong visual presence on the route of the Dundee outer ring road (A90 dual carriageway), which also provides a large volume of passing vehicular traffic.  This road is particularly congested at peak traffic times by commuters and people accessing the surrounding commercial premises, however is continually busy throughout the day. To the east Myrekirk Road provides access to the various commercial, industrial and the Asda Supermarket. Fulton Road provides access to various commercial properties and the NCR Building.

Project was delivered on-time and within budget.

Site Constraints & Requirements

  • An existing storm water culvert crosses under the site which required advance investigation and inspection works, which then allowed the design elements of drainage and building foundations to be worked around same.
  • An existing 250mm diameter MP gas main runs through the east end of the site.
  • An unclimable barrier to be erected alongside the boundary with trunk road.
  • A new sub-station was required for the development.
  • Car charging facility requested by end user.

Bulk Earthworks

Site clearance over 2,500m2

In-situ Concrete Works

Construct the reinforced concrete pad and ground beam foundations (approx 100m3) for a 180m2 footprint.

Construct a reinforced concrete floor slab for building of 180m2.

Construct a reinforced concrete external yard slab of 20m2.

Building Works

Supply & construction of steel frame clad building to Client’s specification, incorporating all elements of gas proof membrane, structural & secondary steel, wall & roof cladding, curtain walling, glazing, doors, and cill details.

Drainage

Construct Foul Drainage required (approx. 100lm) including connection to existing drainage at a depth of 5m.

Construct Surface Water Drainage required (approx. 180lm) including main drainage, filter drainage, gravel formed attenuation system, and associated hydro-brake flow control manhole.

Hard Landscaping

Supply and install all kerbing (500m) to the project.

Supply and install Porous Block (325m2) paving construction including gravels, etc.

Supply and install Block Paving (175m2) paving construction including gravels, etc.

Supply and Install all capping and type 1 and grade for all access roads, car parking bays, & footpaths (1000m2) to required levels.

All associated road markings to roads, car parks, and drive-thru road.

Supply & install all required street furniture throughout area (bollards, cycle hoops, guard rails, signage)

Soft Landscaping

Topsoil, shrubs, and bark mulch to all required areas (650m2)

Services

Carry out all service trenching, surrounds and chambers for Incoming Water, Fire Main, Electricity, BT, signage, induction loops, intercom systems, and Street/External Lighting.

Construction of new sub-station base, and associated earth cables and finishes.

Supply of new sub-station.

Supply of new water main supply.

Supply of new telecoms.
