Lochside Retail Park, Montrose

Project Outline

The location for this new retail unit is located on the vacant ground to the North of Brechin Road, Montrose, which was a former distillery site.  The site is accessed via a small roundabout on Brechin Road that provides access to the neighbouring Supermarket (Lidl) adjacent to site.  Brechin Road is the main route used by commuters passing to/from the East.  Alongside the Supermarket the West, North, & South of site is predominately surrounded by residential housing.  This development’s ethos was to promote the regeneration of land that was being underutilised.  The project will also add valuable economic benefit to the area through its construction, day to day operation, additional staffing requirement, and also due to the draw of increased shoppers from a greater catchment, which should have additional positive knock on effect on other adjacent and nearby retailers.

The work comprised of the construction of new retail space shell and was fitted out under a separate application. The works included all sub/superstructure, boundary fencing, drainage, services and all hard/soft landscaping.  The retail unit was split into 4 separate units at areas of 2044m2, 743m2, 200m2, & 186m2.  Unit 1 was sold to Home Bargains; Unit 2 to Farmfoods; Unit 3 to Kilmac Developments; & Unit 4 to Costa.  The provision for a future drive through facility was accommodated within the external layout to the East elevation of the building.

Project was delivered on-time and within budget.

Site Constraints & Requirements:

  • An existing storm water soakaway was present within the site and required to be protected and maintained throughout construction.
  • Existing trees to the West and North boundary required to be protected throughout the construction period.
  • An acoustic barrier fence was required to be constructed to the North elevation of the service yard to provide effecting screening to neighbouring properties.
  • A new sub-station was required for the development.
  • A new water connection was required for all 4 Units within the Retail Park, along with fire fighting facility.

Bulk Earthworks

Site clearance over 11,300m2

Topsoil scrape of 4,000m3

Excavate & disposal of 500m3 subsoil

Excavate to fill of 750m3 of subsoil

In-situ Concrete Works

Construct the reinforced concrete pad and strip foundations (approx 300m3) for a 3,200m2 footprint.

Construct a reinforced concrete floor slab for building of 3,200m2.

Construct a reinforced concrete external yard slab of 930m2.

Building Works

Supply & construction of steel frame clad building to Client’s specification, incorporating all elements of structural & secondary steel, wall & roof cladding, micro-rib feature cladding, roof lights, curtain walling, glazing, doors (steel personnel & automatic glass frontage), substructure & superstructure block work, roller shutters, roof access hatch and man safe system.

Drainage

Construct Foul Drainage required (approx. 200lm) including connection to existing drainage at a depth of 2.5m.

Construct Surface Water Drainage required (approx. 450lm) including main drainage, filter drainage, gravel formed attenuation system, and gravel formed soakaway (1,000m3 capacity).

Hard Landscaping

Supply and install all kerbing (1,400m) to the project.

Supply and install Porous Block (2,300m2) paving construction including gravels, etc.

Supply and install paving slab (750m2) paving construction including gravels, etc.

Supply and install all capping and type 1 and grade for all access roads, car parking bays, & footpaths (2,500m2) to required levels.

All associated road markings to roads, car parks, and service yard road.

Supply & install all required street furniture throughout site (bollards, cycle hoops & shelters, signage).

Post & wire fencing to site boundary (135m).

Security fencing to rear boundary and service yard (80m).

Acoustic fencing to rear of service yard (55m).

Vehicular & pedestrian gates.

Soft Landscaping

Topsoil, shrubs, beech hedging, and bark mulch to all required areas (1,030m2)

Services

Carry out all service trenching, surrounds and chambers for Incoming Water, Fire Main, Electricity, BT, signage, and Street/External Lighting.

Internal supply and install of service entry distribution and CT units.

Construction of new sub-station base, and associated earth cables and finishes.

Lightening protection design, supply, and install to building.

Supply and install of new sub-station.

Supply and install of new water main supply.

Supply and install of new telecoms.

Supply, design, and install of new street lighting system and feeder pillar supply.
