Kilmac Ltd were contracted to carry out the abnormal site preparation groundworks to new levels prior to the main works for a new Jaguar / Landrover Dealership, a new BMW dealership and a new football ground for Lochee Harp Juniors.
The works were carried out on two sites traversing Kings Cross Road in Dundee.
Jaguar / Land Rover and New Football Ground Site
This site was existing brown field land with an overall area of 25650m2 and was accessed from Lundie Avenue. The abnormal site preparation works consisted of the following;
BMW Site
This site was Lochee Harps Juniors existing football ground with an overall area of 17500m2 and was accessed from Kings Cross Road. The abnormal site preparation works consisted of the following;
3500m3 of excavations of materials with Elevated VOC. This material was identified within the ground investigations within existing embankments to the perimeter of the site and this material was remediated on site. The remediation consisted of excavating borrow pits in areas agreed with the Clients Engineer and spreading the elevated VOC material in the borrow pit areas and covering these areas with a minimum of 250mm imported granular material. The surplus excavated materials were then used as upfill at site, or over on the Jaguar/Land Rover/New pitch site, or removed as inert material from site.
15m3 of excavations of Asbestos contaminated material. This material was to be remediated on site. This consisted of excavating a borrow pit, spreading the asbestos contaminated material in the borrow pit areas and covering this area with hi-vis warning terram and a minimum of 1000mm of clean material. The surplus excavated material was then used as upfill at site, or over on the Jaguar/Land Rover/New pitch site, or removed as inert material from site.
We originally tendered these projects and were lowest tenderer. We were then invited to discuss the works and propose Valued Engineering to the main Client. We proposed working with the levels to come up with a scheme that allowed for the remediation of all materials on site, the re-use of all excavated surplus excavated inert materials on site, with a minimum removal of surplus inert materials.
We agreed on a Lump Sum figure and our Valued Engineering proposals saved the Client approx £125,000.00
